  1. Shonibare Estate, Maryland 

Compact but well-kept. Better drainage than most of the Maryland axis and a strong resident community that maintains standards. 

  1. Banana Island, Ikoyi 

The most deliberately planned residential area in Lagos. Elevated, well-drained, gated, and meticulously maintained. Flooding is virtuall unheard of here. 

  1. Magodo Phase 2, Kosofe 

One of the most consistently well-maintained residential estates on the mainland. Good roads, reliable security, and minimal flooding. 

  1. Gbagada Phase 2, Gbagada 

Better elevated and more organized than Phase 1, it has maintained a reputation as one of the cleaner and more livable mainland addresses. 

  1. Harmony Estate, Ifako-Ijaiye 

A quieter, planned estate on the outskirts of the mainland bustle. Well-laid-out with decent internal infrastructure. 

  1. Ikeja GRA

Wide, tree-lined streets, low density, and older but well-built drainage infrastructure. Ikeja LGA sits at 68 meters above sea level, which is why it drains far better than most of Lagos.
